Jacob Krause has been involved in buying homes, selling homes, renovating homes and property management as long as he can remember. With a father in construction and family whose hobby it was to buy houses, add suites, renovate and rent out properties, he’d been through the process a number of times when it came time to choose a career.

Working with home buyers is one of Jacob’s specialties, using his full education in technology to maximize the process for his clients. Once he meets his clients and establishes their Real Estate needs, he sets up automatic emails to them of all potential new homes. Jacob then makes appointments for the properties that interest them most, and accompanies them to the viewings. Jacob is then able to discuss pros and cons, enlighten them about features and construction, and educate his buyers so that they are confident in making a smart, informed decision when they finally find the home that fits them. His presence and guidance is invaluable to his clients.

Jacob’s thorough approach to Home Evaluations involves three steps, to ensure that he is presenting a suitable asking price.
On his first contact with the client, he obtains as much information as possible about the home, its condition and history.
Before viewing the property, Jacob uses his knowledge of the market in the given neighbourhood, and then thoroughly researches similar properties, previous sales, and current listings. The data that he obtains allows him to make preliminary calculations that will contribute to his recommendation.
Finally, Jacob views the property with a critical eye, evaluating the state of the home, and using his extensive knowledge both of the overall real estate market, and the market specific to each neighbourhood. At this point, Jacob is able to provide a very accurate recommended asking price.

Jacob’s marketing approach sets him apart from other Realtors. He has one of the most extensive marketing systems, yielding significant interest in his listings. For each listing, he prepares a feature sheet that is emailed to his broad client and Realtor database. He posts ads throughout the internet and in print in the Real Estate Weekly and a variety of local newspapers. Finally, he showcases an expansive professional photo slideshow and posts full information and an inviting description of the home on his website. Home sellers are amazed at the volume of potential buyers who attend their open houses, and are frequently pleased to be offered more than the asking price on their home.

In the same way that one sunny day erases the memory of any preceding rainy days; just a short time outdoors in this fabulous city almost feels like a vacation, even though this is his home. When asked what he loves to do in our great city, his first response is about food! Dining out in the variety of restaurants that Vancouver offers is always a pleasure for Jacob, who can’t seem to pick a favourite from the multitude of choices.
